Probably a lot more than you think; you'll need to buy land, and if it's going to be indoors a building. You'll have to pay for utilities for that building (lights, heating/cooling, etc.), plus all of your operating expenses (ie employees). You'll also have to pay for all of the course material (carpeting, balls, putters, scorecards, etc etc) after making a precise layout for what you want your course to be. If you want waterfalls that's a water bill as well. You sound like you don't really know what you're doing, so the absolute lowest i'd say for this type of project is around $ 50,000
